Residential Loan Modification Process |
PHASE 1
Application- first fill out and submit the Preliminary Worksheet. Within 24 hours one of our home counselors will call you to complete the application as well as schedule an appointment with you once you are approved.
At the time of the appointment you need to have the following: |
- 2008 and 2009 w2’s or federal tax returns
- Two most recent paystubs
- Homeowners Insurance Declaration Page
- Any and all correspondence sent to you by your lender.
It is also your responsibility to notify NHG of any notices you receive from the lender during the process.
- Hardship letter- this letter should explain In Detail exactly what has caused you to fall behind. It should also give us an idea of your current situation and what payment you can realistically afford going forward.

PHASE 2
Once documents have been received an analysis and audit will be completed by underwriting within 3-5 business days. Once completed, your home counselor will submit a package to your lender with our findings and a request for a modification based on those findings. You will receive a copy of everything that has been sent to the lender. Depending on the lender you may have to fill out additional paperwork that they may require to continue the modification process. NHG is willing to assist you in making sure that you fill everything out correctly.
Once this package has been completed expect a wait time of about two to three weeks before we hear anything from the lender. Anytime contact is made or correspondence is received from the lender you will receive a notification by e-mail of this. Also your home counselor is required to give you weekly updates on the status of your modification |
PHASE 3
Once your modification is approved we will go over the terms with you to make sure that you understand everything that you are about to sign.
If for any reason you are not comfortable with the terms of the new loan, do not sign it. If you feel like you will not be able to meet your monthly obligation then NHG will attempt, if possible, to put you into another program designed to get you into housing that you can afford and improve your credit rating. We also have a list of investors who may be able to purchase your home directly from the lender and prevent you from having a negative foreclosure reported on your credit report. |
