Q. What is a loan analysis?
A. Once you are pre- qualified a loan analysis offers 3-4 realistic scenarios that are affordable for you while adhering to your lender’s guidelines.
Q. Is it true that I have to be delinquent on my mortgage before I request a loan modification?
A. Many people have been told by their lender that they cannot be helped until they are behind on their mortgage. This is absolutely FALSE, if you have a legitimate hardship and you are current on your mortgage, but you know that you will not be able to meet your monthly obligation in the future, the responsible thing to do is to seek help immediately. Waiting until you are several months behind only makes the situation worse.

Q. What is the turnaround time?
A. It is important to remember that most lenders are swamped with requests for loan modifications; typical turnaround time is about 60 – 90 days. It is important to be patient during this process.
Q. I have sent a payment to my lender and they refused to accept it, why did this happen?
A. The lender has deemed that you are in default. This usually occurs once you become 90 days behind on your mortgage. At this time the lender will not accept anything less than the full amount that is past due.
Q. If I am in default and going through TNHG’s program what should I do with my mortgage payment?
A. Even if you are unable to pay the lender in full, each month you want to save as much as possible. If a loan modification is approved, most lenders will want a payment in good faith which is the amount of whatever your modified payment is.
Q. To what extent would TNHG assist me with my loan modification?
A. this depends on the individual, some individuals simply want the tools and the know how to be able to do it on their own, while others simply do not have the time or expertise needed. In that circumstance TNHG plays a more active role. No two loan scenarios are identical, TNHG will tailor its efforts based on the needs of each individual.
Q. As the client what should I do?
A. Regardless of the degree that TNHG is involved, it is important that you as the client are involved in the process. Many of the documents that the lender will require are time sensitive; this means that the homeowner must be responsible and responsive. TNHG is committed to helping as many people as possible to stay in their homes with mortgage payments that they can afford. It has been our experience that the homeowners that are most successful and satisfied are those who are involved in the process and compliant. No matter how committed TNHG is to this process, we should never care more than you do about saving your home. |
